Application Awareness - Do you know if your property manager is ticking all the boxes?
This weekend we launched a new property to market and saw an overwhelming response to the first open home. Exceptional property presentation, great photography and premier marketing combined to ensure we had over 30 groups through the first open home - in a CoVid safe environment, that left an line on the lawn for those eager to get inside
This has resulted in 6 separate applications. So what is the right process to ensure the investor gets the right tenant and the renters are all left satisfied with the service, despite not everyone being able to achieve the result they crave - a new home to move into.
Here are the top 3 things that many property managers fail to do:
They don’t speak to the applicants personally following their application - All applications MUST be contacted via phone. A phone conversation is important. Reconfirming the tenants intentions, and confirming important terms and conditions such as occupant numbers, lease start date, pets and rent offer. This also means that if the tenant has viewed another property and changed their mind, you are not focusing on an applicant who is no longer interested in the property whilst letting other applicants slip away.
They rely on email references only - In the world we live in, it is often preferable to get things in writing, however, these processes should be supported by a phone conversation, especially when it comes to previous rental references. Sometimes a silence tells you even more about a tricky application!
They don’t contact declined applicants - Happy renter clients lead to happier investor clients. If your property manager doesn’t get back to declined applicants in an equally timely manner, this means that in future, these people will avoid your agency. Worse still if your preferred applicant falls through you will be far less likely to have a back up option.
