Maintaining your rental home

It is important that when you take possession of your rental property, that you you can take comfort in the fact that it is now your “home”, even though your landlord is the property “owner”. With the tenancy comes a responsibility to maintain the property in a good condition, and addressing both regular cleaning and maintenance. Here is a guide to keeping your home in tip top shape:

CLEANING 

Recommended basis - Weekly / Fortnightly.

  • Cooking areas and stove top. 

  • Exhaust hood – clean all oil marks

  • Sinks – remove food from drains and clean taps and water spouts.

  • Benches – wipe down all surface areas and splashbacks (daily as required)

  • Floors – vacuum or sweep floors before mopping

  • Mirrors – clean all mirrors and remove wipe marks.

  • Toilet – scrub and disinfect including under the seat and around the outside of the bowl.

  • Shower – clean glass, taps and shower head, remove mould from grout, mop floor and allow area to dry.

  • Basin – clean basin and drain, wipe down all bench tops, tiles and taps.

  • Extras – wipe down soap holders, towel rails, toilet paper holder and  fan.

Recommended basis - Monthly

  • Cupboards – Wipe front

  • Dust Blinds on a rotating basis

Recommended basis - Quarterly

  • Exhaust hood – wash filters and ensure light is working.

  • Dishwasher – clean inside, including all racks. Remove food from filter and rinse. Utilise dishwasher cleaning products via an empty cycle.

  • Extractor fan – remove all dust and oil.

Recommended basis - Annually

  • Clean oven & racks (specific spills should be tended to at the time)

  • Refrigerator – pull out and clean behind and underneath.

  • Spot clean walls

  • Cupboards & drawers – Wipe internally

YARD MAINTENANCE IF APPLICABLE  

Recommended basis - Fortnightly in Spring & Summer, Monthly in Autumn & Winter (this is a rough guide on timing, each individual property should be assessed based on location, watering and weather conditions.)

  • Yard – mow lawn, weed garden, trim trees, sweep paved areas.

  • Patios – clean and hose down all outside verandas or decks, remove spiderwebs and clean any appliances including barbecues. 

  • Pool and spas – clear debris from water and filter. Follow the pool maintenance plan.

Recommended basis - Quarterly

  • Windows – clear cobwebs

Recommended basis - Annually

  • Windows – wash and dry.

  • Rubbish bins – wash and dry.

  • Garage – empty and clean any oil marks or dirt, remove cobwebs and clean garage door.

GENERAL AS REQUIRED

  • Lights – clean all light switches and lights, replace non-working bulbs.

  • Arrange a pest spray

  • Pets – clean any animal mess and repair any damage.
