Swimming Pool Maintenance and Your Investment

As the weather starts to cool, the importance of swimming pool maintenance is something that might be overlooked.

Pools in rental properties are a significant responsibility for landlords and it is important to be aware of the laws and regulations that surround regular maintenance and ensure that safety of the tenants as well as any visitors to the property.

Regulations around pool compliance include:

·       Child-resistant safety fencing and gates separating the pool from any residential building or adjoining premises,

·       Warning and CPR signs are displayed near the pool.

·       Ensure that gates and doors can be closed at all times.

·       Have the pool inspected for pool safety compliance. This will then be registered with the local council.

Landlords are also responsible for the supply and servicing of pool equipment such as pumps, chlorinators, scoops, and vacuums. Consider purchasing good quality equipment that can be used by the tenant throughout their tenancy.

As a general rule the tenant is responsible for regular cleaning and maintenance of the pools including keeping it healthy, removing leaves and checking chlorine and salt levels. There are professional companies in your local area that can assist with regular cleaning to lighten the load. There are however, some properties where the landlord elects to include pool maintenance within the lease or during the new tenancy negotiations.

Both landlords and tenants are responsibility for the fencing and if you are renting and there is a fault with a gate or fence, advise your landlord or agent so that it can be repaired by the relevant trades.

As a landlord, an important aspect of your investment property is a sound landlord insurance policy. If you have a pool in your rental, check your current policy for its pool and liability coverage so that you can have peace of mind should any incidents occur.
