I have an urgent repair, what should I do?

During office hours please call your property manager immediately.

If an urgent repair arises outside of office hours, please refer to your residential tenancy agreement and contact our emergency repairers listed on your agreement, these can also be viewed here:

Please note that if a repair is logged as urgent, and does not meet the criteria dictated by the Residential Tenancy Agreement, the emergency call out fee will be billed directly to you as the tenant.

Once a repair is identified, out tradespeople understand that we expect them to be in touch with you to make a time to attend the property as soon as practical. In order to do this, it is important we have all of your current best contact details. Login here to update.

Why should I upload photos?

Our maintenance processes have been strategically designed to allow our carefully selected tradespeople to rectify necessary repairs as swiftly as possible. Providing a thorough description and attaching photos of the repair allows our trades to come fully prepared, often with the parts they need to complete the job immediately.

Did you know that if a repair call out is deemed unnecessary by our trades, you may be liable for the call out fee?

We are here to help, and will always undertake necessary repairs with urgency, however, if you have mistakenly identified an issue or user error is deemed to be the problem, you may be liable for the cost of the trade call out fee. Our trouble shooting guide can be found here.

Urgent repairs

Urgent repairs include:

  • a burst water service or a serious water service leak

  • a blocked or broken toilet

  • a serious roof leak

  • a gas leak

  • an electrical fault

  • flooding or serious flood damage

  • serious storm or fire damage

  • a failure or breakdown of the gas, electricity or water supply to the property

  • a failure or breakdown of the hot water service

  • a failure or breakdown of the stove or oven

  • a failure or breakdown of a heater or air-conditioner

  • a fault or damage which makes the property unsafe or insecure.
